Before you offer
VaultCheck Pro
A written report on one property, answering the 16 questions below. The free Vault already answers 8 of them from public records and your own numbers. 6 need somebody to do the work. The last 2 need a professional, and we will not pretend otherwise.
What the report answers
Every one is a question, because that is how a buyer thinks about a property. Nothing here is a score, and nothing here tells you whether to buy — that decision stays yours, made against evidence you can check line by line.
What it is worth
- Free in the VaultWhat did comparable properties nearby actually sell for?An asking price is an opinion. A sold price is a record.
- Free in the VaultIs this priced above or below the local market?Tells you whether there is room to negotiate before you open your mouth.
- Free in the VaultWhat is the most I should offer and still hit my target?A walk-away number decided before the conversation, not during it.
- A VaultCheck adds thisHas this exact property sold before, and for how much?A recent resale at a much lower figure is worth understanding before you offer.
Whether the numbers work
- Free in the VaultWhat does it yield, gross and net?Gross flatters every property. Net is the one that pays you.
- Free in the VaultHow much cash do I need to get in?Deposit, stamp duty and fees — the money that actually leaves your account.
- Free in the VaultDoes it put money in my pocket each month?A property that loses money monthly is a bet on the price, not an income.
- Free in the VaultWhat happens if rates rise? The figure that decides whether a deal survives a fixed rate ending.
What the property itself carries
- Free in the VaultIs it in a conservation area, listed, or otherwise constrained?Changes what you can do to it, and what it costs to do anything at all.
- A VaultCheck adds thisFreehold or leasehold, and if leasehold, how long is left?A short lease can cost tens of thousands to extend and blocks some lenders.
- A VaultCheck adds thisWhat is the flood risk here?Affects insurance, lending and resale, and does not show in the photographs.
- A VaultCheck adds thisWhat is the EPC rating, and what would improving it cost? The minimum rating for a new let is a moving target. Budget for it now.
Whether you can let it
- A VaultCheck adds thisDoes this council require a licence for this property?Additional and selective schemes vary street by street. Getting it wrong is a fine.
- A VaultCheck adds thisWhat rent would it realistically achieve?Every number above moves with this one, and asking prices for lettings are optimistic.
What we will not tell you
- Needs a professionalIs the building structurally sound? That is a survey. No report written from a desk can answer it, including ours.
- Needs a professionalAre there covenants, defects or search results that should worry me?A conveyancing solicitor's job. We will not read a title and tell you it is fine.
It is not running yet
There is no price on this page because there is nothing to buy yet. Leave your details and we will tell you when there is — and if you say which property you are looking at, it helps us work out what the report should lead with.
In the meantime, the Vault answers 8 of these for nothing, on as many properties as you like.
