Repair Report Letter
Formally notify your landlord of a repair issue. Creates a written paper trail — important under Awaab's Law and for any future deposit or legal dispute.
📋 Awaab's Law (in force 2025): Landlords must investigate hazards within 14 days and start emergency repairs within 24 hours. Always report in writing and keep a copy. If the landlord fails to act, you can contact your local council or the PRS Ombudsman.

No hot water, no heating in winter, flooding, gas leak, structural danger, sewage — landlord must act within 24 hours
⚠️ Urgent (2–7 days)
Broken boiler, serious leak, mould affecting health, broken locks — 2–7 days is typically expected
ℹ️ Routine (28 days)
Dripping tap, broken window handle, minor damp — landlord has around 28 days to respond
